In consideration of the payment of RV Park fees/rates, covenants and agreements contained herein, the parties hereto agree and acknowledge the following:

1. RV Park
1.1 The RV’er acknowledges that the RV Park is a campground and the Residential Tenancy Act and the Manufactured Home Park Tenancy Act do not apply to the RV Park.
1.2 The RV’er will not change their mailing address or use the RV Park address. Any mail sent to the RV Park will be returned to sender.
1.3 The RV Park reserves the right to eject anyone from the RV Park at anytime for any reason.
1.4 The RV Park reserves the right to limit the length of stay in any site at anytime.
1.5 The RV Park has security cameras in use at all times.

2. Fees/Rates
2.1 The RV’er understands that fee’s for the site are due on the 1st of every month.
2.2 If payment is not received on the 1st, a late payment fee of $25/day will be charged.
2.3 The RV Park does not guarantee rates. The rates are subject to change without notice.
2.4 The RV’er will be charged a cleanup fee if a black tank or grey tank leak occurs.
2.5 The RV’er understands that additional fees may be applied to their reservation for extra vehicle parking or non-household garbage disposal.

3. RV Sites
3.1 The RV site is not guaranteed. The RV Park reserves the right to change your site at any time for any reason.
3.2 The RV Site will be cleaned and prepped prior to your arrival. On your departure it should look the same as it did when you arrived. A site clean up fee will be charged if the site has not been cleaned when you leave. The cost will vary based on the condition of the site and amount of cleaning or repairs.
3.3 Every RV Site is allowed a maximum of 1 RV and 1 Vehicle. Second Vehicle Parking may be allowed in the site, with prior approval and an additional cost. Vehicles must be parked parallel to the roadway and not mid site on grass.
3.4 Additional Vehicles, Cargo Trailers, Utility Trailers, and Boats are not permitted in the RV Sites.
3.5 Outdoor appliances are not permitted in RV Sites.
3.6 Permanent structures are not permitted. All outdoor furniture must be “Camping Style” and foldable/easily removed.
3.7 The RV Site must be kept clean and free of clutter and trash. Site alterations are not permitted.
3.8 When connecting to the RV Park facilities, proper connection fittings must be used.
3.9 Parking in empty RV Sites is not permitted at any time.

4. RV Units (Fifth Wheel, Travel Trailer, Motorhome)
4.1 RV’s staying on a monthly basis must be 15years old or newer, or have been approved to stay by the RV Park. All RVs must pass the approval process regardless of age.
4.4 Any vehicle or RV on the RV Park property must have plates and insurance.
4.5 If the RV’er is unable to tow their RV, you must advise the RV Park with your requested Tow Company.
4.6 RV’s on the property must be kept in good working condition. If major repairs or renovations are to be made, the RV must be removed from the property.
4.7 RV’s must not be tarped (unless approved by the RV Park for emergency purposes only).
4.8 The RV Park reserves the right to refuse/remove an RV if it does not or no longer meets the requirements to stay at the RV Park on a monthly basis.
4.9 RV’s must be kept clean – you are required to wash your RV once a year (Spring or Fall)
4.10 RV Skirting is allowed; proper vinyl skirting must be used.
4.11 Rv’s must stay on wheels and are not allowed to be lifted onto blocks.

5. Guests
5.1 The RV’er must ensure that its visitors/guests follow the RV Park rules & policies.
5.2 The RV’er understands they are responsible for the visitors/guests and takes full responsibility.
5.3 Visitors/Guests are not allowed to stay overnight and must vacate the property by 10pm.

6. Pets
6.1 The RV Park requests a maximum of 2 pets per site.
6.2 Aggressive, unruly or excessively noisy pets are not permitted on site.
6.3 The RV’er must always keep pets on leash and in the site. Pets must be cleaned up after and waste disposed of properly in an outdoor garbage bin.
6.4 The RV’er will be responsible for damage and repairs to the RV Park caused by the pet.
6.5 The Rv’er is liable for the action of their pets, or their guests pets while in the RV Park.

7. Garbage and Recycling
7.1 The RV Park will provide a large garbage bin and recycling bin for the RV’er use.
7.2 The Rv’er must not bring garbage in from outside the RV Park to dispose of.
7.3 The RV’er must dispose of waste properly and separate recycling containers/boxes.
7.4 Returnable bottles/cans can be placed in the separate bins to be returned.
7.5 The RV’er may not dispose of electronics, appliances, furniture/mattresses, propane tanks or other non-household garbage in the dumpsters.
7.6 The RV’er understands that garbage must not be left beside the bins. If it can not fit in the bin you must remove it at your expense.

8. Laundry Room
8.1 The RV Park will provide 24/7 access to the laundry room.
8.2 The RV’er must clean up after itself and place any garbage/lint in the bin provided. Please leave the room the way it was discovered and wipe down the machine when you are finished.
8.3 The RV Park can provide change for your use in the Laundry Room. Rolls of Loonies ($25) are available in the office during open hours.
9. Fires
9.1 Town of Comox By-Law prohibits Wood Fires in RV Sites from September 15 – May 15
9.2 Wood Fires are allowed in RV Sites May 15 – September 15 from 4pm – 11pm Only (as per the Town of Comox Fire By-Law)
9.3 Wood Fires in an RV Site must not be left unattended. Fires are required to be extinguished with water and not left smouldering.
9.4 Wood Fires are allowed in the Pavilion Fire Place year around (except during a Provincial Fire Ban)
9.5 Town of Comox requires clean seasoned firewood to be burned only. Construction materials, yard waste or beach wood is not allowed to be burned on the property. Seasoned firewood can be purchased in the office.
9.6 The RV’er will not have more than ¼ cord of wood stored in the RV site at any time.
9.7 Propane Fires are allowed in RV Sites Year round, 8am – 11pm.

10. Miscellaneous
10.1 If the RV’er decides to sell their RV, the site is not allowed to be “transferred” to the new owner of the RV. The RV must leave the property, and the new owner must fill out the required application form to stay on a monthly basis.
10.2 The RV Park is on a septic system. The RV’er must not dispose of cigarette butts, paper towels, facial tissues, newspaper, cloth materials, diapers, feminine products, chlorine products or petroleum-based products, or other foreign materials into the grey or black tank, sewer hookup in the site or washroom/laundry facilities.
10.3 The RV’er understands that any kind of illegal drug use is prohibited on the property.
10.4 The use of the RV Park and its facilities are for registered guests only. 3rd party bookings of your RV is not permitted and will result in your reservation being cancelled.

The camper indemnifies and holds harmless the releases from and against any and all direct or indirect liabilities, losses, costs, expenses, penalties, fines, claims, suits, actions or damages of any kind or nature whatsoever in any way attributable to the loss or damage of property or accidents, injuries or deaths occurring on the RV Park due to fire, theft, wind, flood, rain or other acts of nature.
The Rv’er acknowledges that it has read this agreement in its entirety and fully understand its terms.
